FOXBOROUGH, Mass. (AP) ? Michael Vick walked slowly off the field, shaken up for the second straight game. And he was eager to get back in the action.

Philadelphia's star quarterback was leveled on just his sixth play of the Eagles' 27-17 preseason win over the New England Patriots on Monday night. X-rays on his ribs were negative, but he was held out as a precaution.

"He's sore," Eagles coach Andy Reid said. "He was trying to talk me into going back in, so how sore is sore?"

Vick was knocked down by linebacker Jermaine Cunningham after heaving a long pass in the first quarter. Eleven days earlier, in a 24-23 win over the Pittsburgh Steelers, he had X-rays on his left thumb ? also negative ? after hitting it on the helmet of center Jason Kelce. Vick took part in only six plays in that game, too.

"Mike's tough," Eagles running back LeSean McCoy said. "I kind of figured it would be all right, even though he took kind of a big blow."

On Monday night, Nick Foles replaced Vick and threw two touchdown passes for the second straight game for the Eagles (No. 8 in the AP Pro32).

"I didn't give any speech or anything" when he joined his teammates in the huddle, Foles said. "I was ready to play and they were, too. I could look in their eyes and see the confidence."

Tom Brady sat out the game for the Patriots (No. 2). The New England quarterback figures to play Friday night in the team's third preseason game, at the Tampa Bay Buccaneers. Other healthy starters, including wide receivers Wes Welker and Brandon Lloyd, tight ends Rob Gronkowski and Aaron Hernandez, defensive lineman Vince Wilfork and linebacker Jerod Mayo, were held out of the game.

The Eagles (2-0) also have a quick turnaround between games. Vick had been expected to play at least a half on Monday night and possibly rest on Friday night when Philadelphia faces the Cleveland Browns, also the Eagles' opponent in the regular-season opener.

But his night was cut short, and he left after going 1 for 3 for 5 yards with one run for another 5 yards. After Cunningham drove his helmet into Vick's left side, the quarterback went down, got up slowly then knelt on one knee. He was checked by medical personnel before going to the sideline under his own power.

"That is just football," Cunningham said, "going out there and getting the person with the ball."

Foles, a rookie third-round draft pick from Arizona, came in and finished 18 for 28 for 217 yards and touchdown passes to Clay Harbor of 1 and 3 yards.

"He did a great job," McCoy said. "In the huddle he demanded respect. He put everybody in the right places at the right times."

McCoy scored on a 1-yard run, and Alex Henery kicked a 42-yard field goal to give the Eagles a 24-17 lead with 33 seconds left in the third quarter. He added a 21-yarder that capped the scoring with 2:00 remaining.

For the Patriots (1-1), third-stringer Ryan Mallett completed 10 of 20 passes for 105 yards, including a 7-yard scoring pass to Alex Silvestro. Brian Hoyer was just 5 for 17 for 55 yards.

"Ryan's a very confident player, both him and Brian," wide receiver Deion Branch said, "but it's hard for them because they have to play behind Tom Brady."

Stephen Gostkowski kicked field goals of 51, 35 and 55 yards for the Patriots, who have scored only two preseason touchdowns.

Vick's departure didn't change much for the Patriots despite his scrambling ability, defensive end Chandler Jones said.

"It's the same offensive scheme they're running," he said.

Vick wasn't the only first-stringer knocked out of the game. Philadelphia cornerback Dominique Rodgers-Cromartie and New England safety Patrick Chung went out in the first half with shoulder injuries. Mike Kafka, Vick's backup last year, missed the game with a hand injury.

The Patriots led 11-0 after Silvestro's touchdown 1:16 into the second quarter and a two-point conversion run by Shane Vereen. Then two lost fumbles within a span of six plays led to two Eagles touchdowns.

Rookie Brandon Bolden muffed a punt, and McCoy scored three plays later. On the Patriots' second play after that, Hoyer fumbled when he was sacked by Phillip Hunt, and Darryl Tapp recovered at the New England 12. Foles hit DeSean Jackson for an 11-yard completion on the next play before connecting with Harbor.

The Eagles took the lead for good, 21-14, with 3:58 gone in the third quarter on Harbor's second touchdown.

Notes: A moment of silence was held before the game for Garrett Reid. The son of Philadelphia coach Andy Reid was found dead Aug. 5 in his dorm room at Lehigh University where he was helping the team's strength and conditioning coach during training camp. ... Four Olympic medalists with New England connections were introduced before the game ? gymnast Aly Raisman of Needham, Mass., swimmer Elizabeth Beisel of Saunderstown, R.I., judo player Kayla Harrison of Marblehead, Mass., and basketball player Maya Moore, who played at the University of Connecticut. ... Andy Reid and defensive tackle Cullen Jenkins had a brief confrontation on the sideline in the first half. "He comes at you. He wants to get the best out of you," Jenkins said. "Obviously, that's not the way I should have handled it, but you just get emotional."

Keep Your Home Safe and the Latest Wireless Home Security Systems

Keeping your home and family safe and sound is obviously a top priority for all of us. Even if you live in a great neighborhood in the best part of town, you may still be the target or victim of theft or home burglary.
Unfortunately, home burglaries are a regular occurrence in the U.S that we should all be concerned about. According to the Federal Bureau of Investigation (FBI) home break-ins are in fact the most common threat to our home, with a home break-in occurring about every 13 seconds.
Here are a few more facts that may bring you to the realization that you may want to consider investing in a home security system and other precautionary measures to protect your home and family.

Home Burglary Statistics from the FBI

- There are about 2 million home burglaries in the U.S. each year.

- Most burglaries occur during the summer months, perhaps when people are away on vacation.

- Home security systems help prevent break-ins by an astonishing 300 percent!

You can avoid being the victim of a home burglary by taking a few precautions to ensure your home is more secure against a break-in. You want to make sure that your home is not an easy target and do what you can to ensure the thieves will look at your home as ?requiring too much work or effort? to break in. Here are some tips to help you avoid becoming a victim of theft.

Home Security Tips for Homeowners and Renters

1. Invest in Quality Doors and Locks ? If you are a homeowner, be sure to invest in solid core or metal exterior doors for your home. Also make sure that you have good quality deadbolt locks, a substantial door knob with a dead latch mechanism, and a strike plate that screws into the frame. Any time you move into a hew home or apartment, make sure to change the door locks or if you are a renter, have the owner do so.

2. Use Lighting to Secure Your Home ? It is a good idea to have exterior lighting with motion sensors, especially in the back of your home, to help deter intruders. A well lit yard will make your home less of a target and send off warning signals to thieves that you may be home. It is also smart to have interior lights set on timers that indicate that the home is occupied when you are away for the evening or extended periods of time.

3. Invest in a State of the Art Wireless Home Security System ? Savvy home owners and renters should invest in an advanced wireless home security system to protect their home and family. These new wireless security systems communicate by using radio frequency (RF) to send signals from the main controller to the sensors. High quality wireless home security systems like the GE Simon XT and Abbra Professional, actually have a digital encryption code so the signal cannot be duplicated. These high tech wireless home security systems are even GSM (Cellular) Module compatible, so you are not required to have a land phone line or internet connection for the system to work in your home. You basically have your choice of broadband, cellular or phone line monitoring for your home security system.

4. Full Proof Sliding Glass Doors ? Instead of simply using the lock provided on most sliding glass doors that can be easily picked open, use a metal track blocker to prevent the door from opening. You may also simply insert a wooden stick or rod into the track to prevent the door from being opened. This is a simple and inexpensive trick that provides solid security for the sliding glass doors in your home.

5. Neighborhood Watch ? Do not under estimate the value of having and being a good neighbor. Communicate with your neighbors and work together to watch each other?s homes. Simple things like picking up mail and newspapers for each other, parking your cars in the other?s empty driveway, and keeping an eye out for each other can protect all of you from a home break-in.
With a little planning, you can increase the security of your home and make yourself less of a target for thieves and burglars who are out to steal your belongings and put your family in jeopardy. Investing in a new home security system and making a few adjustments to your home can mean the difference between being a victim and being prepared.

Motorola Defy Pro tumbles onto Rogers today

Android Central

After a bit of a wait, the rugged Motorola Defy Pro is now available at Rogers for free on a three-year contract, or $274.99 if you're going month-to-month. As you might expect, the Defy Pro is just as tough as its predecessor, the Motorola Defy, except it has a QWERTY keyboard. The specs are about in line with the pricetag, which is to say that they're on the lower end. Here's a run-down.

  • 2.7-inch 320 x 480 HVGA display with Gorilla Glass
  • Android 2.3 Gingerbread
  • 1 GHz processor
  • 5 megapixel camera with LED flash and front-facing VGA camera
  • 1700 mAh battery, 12 hours continuous use time, 13.5 days standby
  • IP67-certified (totally protected against dust, protected against immersion between 15 cm and 1 m)

The Motorola Defy Pro still isn't showing up in the Rogers online store, but I'm sure it'll pop up soon enough. In the meantime, there's plenty of information at Motorola Canada. Personally, I'm excited to give this a shot. There aren't a whole lot of Android phones with good QWERTY keyboards in a portrait orientation, nevermind ones that have any amount of ruggedization. The last one was the Motorola Admiral, and it never found its way up here to Canada.

Anyone thinking of picking this up? I'm looking at you, BlackBerry refugees. Is Gingerbread a dealbreaker?

Cool off with low-calorie cucumbers - Healthy Living

BY JENNIFER MOTL

With cooling flavor,?cucumbers are one of August?s most delectable and easily prepared veggies.?Sadly, cucumbers get little attention in the scientific world.

Cucumbers aren?t particularly high in vitamins, although I think in the future they may be shown to be a good source of phytochemicals. That?s just a guess, but some other low-vitamin veggies have ended up having lots of health benefits.

For example, celery is linked to reduced risk of colon cancer, and cooked mushrooms may help stimulate immune defenses. Why shouldn?t cucumbers be good for something? More research is needed.

We do know that if you?re trying to watch your weight, cucumbers are heaven-sent. Cukes are one of the lowest-calorie veggies?one-third of a cucumber has only 10 calories.

Cucumbers?whose flavor is the opposite of hot chili peppers?have a reputation for creating a sensation of coolness in the mouth.

And their fragrance is supposed to calm people, to the point that cucumber-scented lotions are marketed for their soothing qualities.

The phrase ?cool as a cucumber? describes the vegetable?s effects on some folks?but not all. Some women are mildly sexually aroused by the scent of cucumber, according to research by a Chicago physician.

Cucumbers may have first been cultivated in India 3,000 years ago. The Romans valued them so much that rich citizens were buried with cucumbers, among other foods. The Romans believed in providing food for the dead to eat on their journey to the afterlife.

MANY VARIETIES

Cukes have a nice mild flavor, and there are many varieties to choose from: slicing, pickling and exotic heirloom cucumbers.

Most common are the 5-to 8-inch long green cucumbers, also called slicing cucumbers. Some folks say the skin is slightly bitter, so they prefer to peel them. These cukes taste crisp and mellow in a salad.

English cucumbers are much longer?up to 2 feet long. They often are sold wrapped in plastic to protect their thinner skin?you don?t need to peel them. These cukes supposedly are ?burpless.? (Personally, I?ve never found any cucumbers to cause me to burp, though.) English cukes are best eaten fresh.

Pickling cucumbers are the short, warty-skinned varieties. Although they can be used to make pickles, they also taste fabulous in salads.

Heirloom cucumbers can come in pale, twisty shapes like mild Armenian cukes. You can even find squat, yellow cucumbers, nicknamed lemon cucumbers, an heirloom variety that is supposed to be exceptionally mild.

The exotic varieties are hard to find at supermarkets, but I grew them easily in my garden. Buy the seeds at your local garden center or an online supplier like Pinetree Garden Seeds (superseeds .com) and plant them in the springtime.

All cucumbers grow on vines like their relatives, melons, zucchini and pumpkins. So plan on giving cucumber vines plenty of space, or train them to grow up a trellis or fence.

CRISP AND CRUNCHY

Although most often sliced into rounds for salads or speared and brined as pickles, there are many ways to prepare cucumbers?in soups, drinks and salads.

Cukes are a key ingredient in gazpacho, a pur?ed, chilled soup made with fresh tomatoes, cucumbers, garlic, sweet pepper, basil, lemon juice and a splash of olive oil.

One of my favorite summertime beverages is spa water?just add a couple of slices of cucumber and lemon to a glass of cold water. It looks as refreshing as it tastes.

Cucumbers lend themselves well to yogurt-based sauces like tzatziki and raita. Tzatziki is a traditional Greek sauce, usually made with Greek yogurt, minced cucumber, minced garlic and minced mint leaves. Tastes great on gyro sandwiches or as a salad dressing.

Raita, an Indian condiment, is made with yogurt, cucumber, mint and cumin. It helps cool your palate after you eat spicy food.

Cucumbers also taste delicious in tiny Scandinavian open-faced sandwiches. Take a slice of mini pumpernickel or rye bread and spread with cream cheese or Greek yogurt. Top with a thin slice of cucumber and a thin slice of smoked salmon and a bit of dill. Delicious!

Pickles are a popular use for cucumbers, but they?re incredibly salty. Instead of store-bought pickles, try making delicious home-made pickles, which taste fresher and have no sodium whatsoever. See the recipe on this page.

Hubble sees a lonely galactic island

ScienceDaily (Aug. 18, 2012) ? In terms of intergalactic real estate, our solar system has a plum location as part of a big, spiral galaxy, the Milky Way. Numerous, less glamorous dwarf galaxies keep the Milky Way company. Many galaxies, however, are comparatively isolated, without close neighbors. One such example is the small galaxy known as DDO 190, snapped in a new image from the NASA/ESA Hubble Space Telescope.

("DDO" stands for the David Dunlap Observatory, now managed by the Royal Astronomical Society of Canada, where the catalog was created).

DDO 190 is classified as a dwarf irregular galaxy as it is relatively small and lacks clear structure. Older, reddish stars mostly populate DDO 190's outskirts, while some younger, bluish stars gleam in DDO 190's more crowded interior. Some pockets of ionized gas heated up by stars appear here and there, with the most noticeable one shining towards the bottom of DDO 190 in this picture. Meanwhile, a great number of distant galaxies with evident spiral, elliptical and less-defined shapes glow in the background.

DDO 190 lies around nine million light-years away from our solar system. It is considered part of the loosely associated Messier 94 group of galaxies, not far from the Local Group of galaxies that includes the Milky Way. Canadian astronomer Sidney van der Bergh was the first to record DDO 190 in 1959 as part of the DDO catalog of dwarf galaxies.

Although within the Messier 94 group, DDO 190 is on its own. The galaxy's nearest dwarf galaxy neighbor, DDO 187, is thought to be no closer than three million light-years away. In contrast, many of the Milky Way's companion galaxies, such as the Large and Small Magellanic Clouds, reside within a fifth or so of that distance, and even the giant spiral of the Andromeda Galaxy is closer to the Milky Way than DDO 190 is to its nearest neighbor.

Hubble's Advanced Camera for Surveys captured this image in visible and infrared light. The field of view is around 3.3 by 3.3 arcminutes.

A version of this image was entered into the Hubble's Hidden Treasures Image Processing Competition by contestant Claude Cornen. Hidden Treasures is an initiative to invite astronomy enthusiasts to search the Hubble archive for stunning images that have never been seen by the general public. The competition has now closed and the results will be published soon.

From Friendster To Facebook ? Social Media And The Internet 10 ...

Ten years is long time in anyone?s life, but it?s an eternity on the internet.

Back in 2002, the internet had 569 million users ? 9.1 percent of the global population ? who spent, on average, just 46 minutes a day online. Today, that figure is up to 2.27 billion, ? one in every third person worldwide ? spending an average of four hours a day.

And it?s easy to see why: websites in 2002, well, sucked. Relatively there was hardly any of them, and those we used were, looking back, pretty awful. Internet Explorer completely dominated the browser space, and the world of social networking basically came down to a single, innovative platform, Friendster.

How much has changed in ten years?

A lot. Social media has made a huge dent in the world, becoming a key, essentially too-big-to-fail part of our personal and professional lives. Broadband, wifi and the decrease in page-loading speeds revolutionized what we could do and share on the web, and businesses that refused to embrace new technologies ? Blockbuster, Borders and Tower Records being three notable examples ? ultimately paid the price.

This infographic takes a closer look at what has changed on the internet over the past ten years.

Mitt Romney and President Obama fight for edge on Medicare

Photo credit: AP | Republican presidential candidate, former Massachusetts Gov. Mitt Romney writes on a white board as he talks about Medicare during a news conference at Spartanburg International Airport in South Carolina. (Aug. 16, 2012)

BOSTON - The jobs-and-economy election suddenly seems all about Medicare ? for now, at least.

Republican Mitt Romney is embracing a topic his party usually approaches gingerly. He is taking a calculated risk that voters' worries about federal deficits and the Democrats' health care overhaul have opened the door for a robust debate on the solvency of Medicare, the insurance program for retirees.

President Barack Obama is welcoming the conversation, which has temporarily taken attention from the weak economic recovery.

PHOTOS THROUGH THE YEARS: Obama | Romney | Ryan

SPECIALS: NY SuperPAC donations | Obama's first term | Campaign finance shifts in NY, LI | Latest election news

One party may regret its position on Nov. 6.

Retirees in politically prized states such as Florida have often resisted changes in Medicare, one of the government's most popular but costliest programs. But GOP strategists say today's voters realize Medicare spending must be constrained, and Romney is banking on disenchantment with Obama's 2010 health care law to pave the way for his own proposals.

Romney, who has spent more than a year running almost entirely on the economy and jobs, put Medicare at the campaign's center when he chose as his running mate. Rep. Paul Ryan is Congress' chief advocate of significantly restraining entitlement programs.

Ryan did not address his Medicare plan at a campaign stop in Glen Allen, Va., on Friday, a break from the previous day's events in Ohio, where the issue figured prominently in his remarks. But the Wisconsin congressman is expected to revisit Medicare in some depth in Florida on Saturday. He will face voters in a retirement community north of Orlando known as The Villages. Ryan's 78-year-old mother, a Medicare recipient, plans to attend.

"We will not duck the tough issues; we will lead," Ryan told the Virginia crowd.

Romney's willingness to tackle the issue was underscored Thursday when he used a marker and classroom-type whiteboard to summarize his thoughts on Medicare, with hardly a word about the unemployment rate. He said his plans would keep Medicare solvent while Obama's would not, a claim Democrats call absurd.

On Friday, summarizing the political view from the right, the Romney campaign distributed a Wall Street Journal editorial that declared: "By governing so far to the left, Mr. Obama may have neutralized 'Mediscare' and made voters more receptive to center-right solutions. Medicare is already changing because it must."

Obama's campaign has tried for months to tie Romney to House Republicans and Ryan's budget proposal, which would turn Medicare into a voucher-like system for future retirees.

The Obama campaign released a new TV ad Friday defending the president's record on Medicare. It points to the AARP, a group that represents senior citizens and said in a letter to lawmakers earlier this year that Ryan's plan would lead to higher costs for seniors.

Romney's campaign disputed the ad, and repeated its own claim that Obama's plans would siphon spending from Medicare without safeguarding the program's long-term stability.

Though Medicare dominated the debate Friday, the parties engaged in another brief skirmish on Romney's personal tax returns. His campaign rejected a call for Romney to release five years of his federal tax returns -- instead of the two years he has agreed to -- in exchange for the Obama campaign's pledge to drop further demands on the subject.

Otherwise, the Republican National Committee devoted its "weekend messaging memo" mainly to a graphic titled "Obama's Countdown to Medicare Bankruptcy."

Obama's Medicare policies are included in his 2010 health care overhaul, passed without a single Republican vote in Congress. Polls show "Obamacare" to be generally unpopular, though many key components, standing alone, enjoy wide support.

Obama's plan relies heavily on cutting payments to health care providers. Critics say that could cause some doctors to stop seeing Medicare patients.

The Romney-Ryan proposal would give future retirees a fixed amount of money to pick their health insurance from competing private plans or a government program. It would limit taxpayers' burden, but also force many patients to pay more of their health costs.

Romney is using the unpopularity of Obama's health care law to try to finesse a political problem.

Ryan has embraced Obama's call for about $716 billion in Medicare payment reductions, over 10 years, a move Romney opposes. In his whiteboard demonstration Thursday in South Carolina, Romney indicated his biggest objection to the $716 billion in reduced growth -- or savings -- is that the money is used to fund other elements of "Obamacare."

But those cuts are part of Ryan's overall budget blueprint. Ryan said he included them in his House plan because they were already part of current law ? in essence, because Obama did it first.

Eager to confront what they claim are Romney's distortions, Obama campaign aides produced their own "video whiteboard" Friday. In it, spokeswoman Stephanie Cutter says Obama's $716 billion savings comes from reductions in "waste, fraud and abuse" in the Medicare program. She labels as "ridiculous" Romney's claim that his GOP plan would extend Medicare's life.

Independent groups say Romney hasn't provided the details needed to support his claim.

Some Democrats seemed happy to have another campaign week go by with comparatively modest focus on the nation's 8.3 percent unemployment rate. The economy has remained voters' top priority in the campaign so far, although several polls conducted before Ryan's selection suggested the federal budget deficit was not far behind.

A Pew Research Center poll in June, for example, found 35 percent called "jobs" the most important issue in deciding their vote, while 23 percent chose the budget deficit, 19 percent health care, 11 percent Social Security, 5 percent immigration and 4 percent gay marriage.

Friday's Wall Street Journal editorial page -- an important forum for conservative debates -- said, "The destructive policy and unpopularity of Obamacare have made Paul Ryan's reform politically possible."

The Obama camp is trying to make it a political liability.

Stocks edge up: Apple hits record high; Facebook, record low

Stocks on the S&P 500 index are close to a four-year high while a closely watched fear index briefly touches five-year low.

The S&P 500 held near a four-year high on Friday, and the market's key gauge of anxiety sank to its lowest since 2007, suggesting a belief that the problems stressing investors might be closer to a resolution.

The Nasdaq outperformed the broader market as Apple shares reached an all-time high. The CBOE VIX volatility index hit a 5-year low of 13.43 before closing down 5.9 percent at 13.45.

The S&P 500 made a solid move above the closely watched 1,400 level in the last session, posting its biggest gain in two weeks. But trading volume remained low.

"From a sentiment point of view, the market has little to inhibit it from proceeding higher," said Ralph Edwards, director of derivatives strategy at ITG in New York.

"The best rallies are, of course, the broadest, so it makes sense to view, in real-time, the stocks that are propelling the index so as to make sure that the advance is not just being carried on the shoulders of one sector. Here, the news is also good."

Edwards noted that 47 S&P 500 stocks in all industry groups except for utilities have recently hit a 52-week high, among them Home Depot Inc, PepsiCo Inc, Chevron Corp , SunTrust Banks Inc, Covidien Plc, 3M Co , Google Inc, CF Industries Holdings and Sprint Nextel Corp.

With few news headlines and light participation during summer holidays, traders are increasingly taking their cues from market technicals. The S&P 500 needs to close above 1,419.04, the index's April high, to make a new four-year high.

Shares in Apple Inc jumped to an all-time intraday high of $648.19 earlier in the session. The stock ended up 1.8 percent at $648.11. The Broker Jefferies raised its price target on the stock to $900 from $800 and gave it a 'buy' rating.

But Facebook shares continued to slide after the expiration of a lockup period on some of the company's stock following its initial public offering. The shares fell as low as $19 a share on Friday.

Groupon Inc also slumped to a new low on Friday after Evercore Partners analyst Ken Sena downgraded shares of the largest daily deal company and set a $3 price target on the stock. The stock closed down 5 percent at $4.75, after falling as low as $4.51.

The Dow Jones industrial average was up 25.09 points, or 0.19 percent, at 13,275.20. The Standard & Poor's 500 Index was up 2.65 points, or 0.19 percent, at 1,418.16. The Nasdaq Composite Index was up 14.20 points, or 0.46 percent, at 3,076.59.

For the week, the Dow was up 0.5 percent, the S&P 500 was up 0.9 percent and the Nasdaq was up 1.8 percent.

The S&P 500 has risen 2.8 percent in August and about 11 percent since a year low in June as traders eye some encouraging U.S. jobs data and highly anticipated policy meetings at the European Central Bank and the Federal Reserve in September.

The economic data on Wednesday was mixed, leaving investors wondering if the recovery was real.

The Thomson Reuters/University of Michigan consumer sentiment survey for August showed the main index rose to its highest since May to 73.6, buoyed by sales at retailers and low mortgage rates.

How to Draft a Residential Rent-to-Own Lease & Purchase Agreement

    A Tenant | Rent-to-Own Agreements

Drafting a?rent-to-own lease and purchase agreement for residential real estate can be tricky for new real estate attorneys. Here is one way to do it.

Before you start, consider that there are three separate transactions occurring and draft the documents for each transaction separately before you attempting to combine them.

    Lease

First, start with the Lease.? Assume the deal will go no further and draft the lease as your client would want a stand-alone lease.

    Option to Purchase

Second, draft an Option to Purchase.? Again, assume this is a stand-alone document. Think about what your client would want in it. ?For example, should there be an option fee? Is rent credited towards the purchase price? Does the option last beyond the lease or does the option terminate early if the lease is terminated?

    Purchase Agreement

Third, draft the Purchase Agreement.?Again, assume this is a stand-alone document.?Think about what your client would want in it.??Make the closing date ?thirty days from date Buyer exercises his Option to Purchase.?

    Connect the Documents

Next, add a paragraph to the end of the lease saying ?Landlord grants Tenant an Option to Purchase on the terms of Exhibit A attached hereto.?

Next, add?a paragraph to the end of the option saying ?This Option shall expire at 4:30 p.m. on [date] unless Buyer delivers to Seller all of the following before that time: one fully executed copy of the Purchase Agreement attached as Exhibit A and $____ earnest money.?

Finally, ask?your client to execute two copies of all documents.? The Buyer should execute two copies of the Lease and Option but not the Purchase Agreement.? Give one set of originals to both sides.

    Completed?Rent-to-Own Lease and Purchase Agreement

You now have a self-executing?rent-to-own lease and purchase agreement for residential real estate. Pat yourself on the back. Your job is done.

    Tax Considerations

As you consider this type of transaction, be sure to think through the tax consequences of each of the payments and the reporting consequences if there are tax benefits, such as a renter?s credit. Also note that?rent payments are generally taxable (income tax) to the recipient.

China's response to 2012 Olympics: American physique tough to beat

The US team bagged 104 medals compared to China?s 88, disrupting hopes for what looked at first like it would have been a first-ever blowout for China.

Then the Communist Party mouthpiece suggested that the Chinese shouldn?t compete with United States because Westerners have bigger chests and heads.

This type of coverage a day after the London Olympics closing ceremonies fails to mention what the world saw throughout much of the Games: China was leading the US team early in the Games in what would have been a first-ever blowout?for the country fixed on besting the world?s best in every department.

But it lost that lead in later matches. That detail, however, appeared to be lost on the country?s official media. Instead, hints of angst show in stories such as the one comparing athlete physiques.

The question among propagandists in Beijing was probably something like, how can we use the Chinese team?s Olympic performance to whip up patriotism without misstating facts about the medal count?

China looks to its performance in the Olympics, as well as its space launches and its Antarctic expeditions, to tell its public via the tightly controlled media that their nation is doing well internationally. Otherwise the public might lose confidence in China over the wealth gap, inflation, and other slow spots in its march to become a first-world country.

The same country hopes not to upset other world powers, particularly the United States. The two sides distrust each other?s strength and competing political systems but need each other economically.

Another newspaper, the state-run, English-language?China Daily?newspaper reports that the United States came in first but omits China?s tally from its lead Olympic story.?China Daily?s Monday coverage also pointed out that ?China was stripped of the gold medal? in women's team sprint track cycling and that the team had said it would appeal to the International Olympic Committee.

The US team bagged 104 medals compared to China?s 88. The US took 46 golds compared with China's 38.

A summary of the Games by the official Xinhua News Agency explains tersely that China?s 38 gold medals received ?the highest praise from overseas.?

Like the media, even China?s often racy microblogs were restrained from any bellyaching about the Olympics results. But some Sina Weibo blog contributors took aim at particular athletes, such as a Korean modern pentathlon racer who lost points when his horse lost control. Chinese fans typically root against South Koreans, who they say are too intense and often inclined to cheat.

    Beijing?s?Global Times?newspaper took a dare in casting China?s post-game dilemma:

?The country could pretend to be stupid and sell itself short, but if we think we?re too cool, that might be worse,? the popular Beijing commuter paper said. ?The Olympics is a real mirror, not a fake one, on one aspect of the world.?

Should Conservation Look Back? Examining Historic Wildlife ...

Photo: Larb Hills of northeastern Montana by Dennis Lingohr

    ?

?Immense? was the word Meriwether Lewis used repeatedly to describe the abundance of wildlife on the prairie during his transcontinental expedition with William Clark from 1804 to 1806; ?We saw immence quantities of game in every direction around us as we passed up the river: consisting of herds of Buffaloe, Elk and antelopes with some deer and wolves? (April 17th, 1805). The expedition, termed the Corps of Discovery, was a pet project of President Thomas Jefferson, who wished to learn more about the geography, people and wildlife of his recent 828,000 square mile shopping spree known as the Louisiana Purchase.

Today, the plains are barely recognizable from the descriptions provided by the journals of Lewis and Clark. During the 1800s a series of localized extinctions occurred across the American prairie, instigated in large part by the arrival of fur trappers (who heard about the abundance of animals encountered by the expedition) and increasing numbers of settlers (thanks to steamboats, wagon trains and railroads). An estimated 30 million bison were reduced to a few hundred, pronghorn numbered in the low thousands, and elk, along with predators like grizzlies and wolves, completely disappeared.

    ?

Since 2001, American Prairie Reserve (APR) has been working to restore the prairie ecosystem in northeastern Montana. As an intern with APR, I have been tasked with examining historical works of literature and other primary sources to establish wildlife population estimates in the Reserve region. I am focusing my research on the time period between the late 1700s and 1840, simply because this is the time period, before severe modification by Europeans and Americans, for which the most amount of information exists. Therefore, my research findings will provide a reference to what this ecosystem could have supported historically, but it in no way represents a pristine image of the environment.

For any wildlife restoration project, it is necessary to understand what species abundance and distribution looked like historically. This provides us with information about how the ecological community once interacted and establishes a baseline for what the ecosystem could support. The task is surprisingly difficult for the mixed-grass prairie in northeastern Montana: many of the species disappeared in the span of two or three decades, and records of their populations prior to the extirpation are very limited.

?Antelope Shooting,? c. 1845 by George Catlin. From the collection, ?North American Indian Portfolio. Hunting Scenes and Amusements of the Rocky Mountains and Prairies of America." Explorers and artists provide a glimpse into this time period through their journals and paintings.

    ?

There are, however, several possible approaches to this research question. Scientists have provided their own answers using ecological models that estimate carrying capacities with forage survey data. Historians have taken an alternate approach using old documents, journals, and evidence from the archaeological and anthropological record to construct a portrait of what this ecosystem once looked like. Many historians have conducted research in this manner on the Yellowstone area, but to my knowledge, nobody has until now endeavored to do an analysis of the historical wildlife in our area of interest, the American Serengeti.

While indisputably important, this research is also inherently limited. First person accounts are biased in nature, and archaeological record is a mere trace of all that was once there. But though this world of historical ecology is filled with bias and uncertainty, it is possible to extract some granules of truth. The foreword to My Life as an Indian, the memoir of an American fur trapper who lived with the Piegan Blackfeet, describes the document as ?a true history and not romance, yet abounds in romantic incident,? noting that ?in its absolute truthfulness lies its value.?

In addition, ecosystems are perpetually in a state of flux and evolution, and thus may never be accurately quantified. No matter how rigorous my research, I can only arrive at an estimate of how numerous different wildlife species were at one particular time in history, under the influence of numerous environmental and human pressures.

    ?

As American Prairie Reserve grows, our hope is that the public will be able to experience a landscape that is part of our natural heritage with the understanding that it will continue to evolve over time, linked with our own behaviors. I look forward to sharing my discoveries, challenges and insights with you over the next several posts and would equally enjoy hearing about similar undertakings from around the world.

Michelle Berry is a Master?s student in environmental studies at Stanford University and is excited to intern with American Prairie Reserve this summer. Her 10-week internship was made possible by the Bill Lane Center for the American West.

Chinese police kill gunman after massive manhunt

Chinese police on Tuesday killed a fugitive armed robber and suspected serial killer dubbed China's most dangerous man, ending a huge manhunt, state media said.

Zhou Kehua, who is suspected of killing nine people, spent eight years on the run before being shot dead in an alleyway in the southwestern megacity of Chongqing early on Tuesday, the official Xinhua news agency reported.

The 42-year-old's death ends a huge search that began when he reportedly shot and killed a woman outside a bank in Chongqing on Friday morning, wounding another two people, before killing a police officer later that day.

State broadcaster CCTV showed footage of Zhou's bloodied corpse and said he had been killed in a shoot-out with police on the mountainous outskirts of Chongqing.

Police officials in the city said Zhou had been spotted by two plainclothes officers on the streets of Tongjiaqiao village at 6:45 am, Xinhua reported.

After realising he was being followed, Zhou fired three shots at the officers before police shot him four times.

Wang Xiaoyu, one of the policemen who opened fire, said: "He was less than three metres ahead of us," adding that Zhou's first bullet had missed him by a centimetre, Xinhua reported.

"I could even feel his round casing bounce onto my leg," he was quoted as saying.

"The weapon he was using was an imitation Type 54 pistol, so it was less powerful than ours," the officer added.

Police later found a second pistol, three magazines and more than 10,000 yuan ($1,600) in cash in Zhou's knapsack at the scene.

Police in Chongqing had launched a massive manhunt after receiving reports that Zhou was hiding out in nearby mountain caves, the Global Times reported.

Images of Zhou -- described by authorities as "ruthless and highly dangerous" -- were plastered across the city on wanted posters, the Global Times daily reported.

Police in the city and two neighbouring provinces were reportedly ordered to cancel all leave to take part in the hunt for Zhou, and authorities offered a 500,000 yuan ($79,000) reward for information leading to his capture.

Following the shootout an unnamed resident was offered 600,000 yuan -- 500,000 from the local police authority and 100,000 from the Ministry of Public Security -- for tipping off police on Zhou's whereabouts, Xinhua reported.

Zhou, who was born in rural Chongqing, began his crime spree when he shot and killed a woman during a 70,000 yuan bank heist in the city in 2004, Xinhua said.

Police believe he was also responsible for shootings in Changsha, in China's central Hunan province, and Nanjing in the eastern province of Jiangsu, earning him the title "China's most dangerous man" in the Chinese media.

China's Ministry of Public Security classified Zhou as a "class-A" wanted suspect.

"We have not seen this kind of cold-blooded killer in years," one police official told Xinhua news agency.

Chinese media gave the hunt for Zhou heavy coverage, and his death was one of the hottest topics on Sina Weibo -- China's answer to Twitter -- on Tuesday morning, where thousands posted messages praising the police operation.

Gun crime is relatively rare in China, where extremely tight laws bar almost all private ownership of firearms.
